On the southern side of Buddina you will find the beachside suburb of Warana. Warana encompasses the surrounding streets of Nicklin Way from Koorin Drive in the north and Main Drive in the south. It’s western-most boarder is the Mooloolah River but in the south the suburb pushes further west, encompassing the commercial and light industrial area including the streets of Technology Drive, Production Avenue and Premier Circuit, west of Kawana Way. On the beachside, there is a long strip of foreshore reserve that separates the houses from the sand.

Warana was one of the suburbs in the Kawana Waters coastal residential project, which Alfred Grant Pty Ltd, the State Government and the Landsborough Shire Council launched in 1960. Kawana Estates took over the task of getting on with the Kawana Project, and subdivision of Warana began in the late ’70s. It is believed Alfred Grant chose an Aboriginal word for the name of the suburb, but the source of this is unreliable.
The median property price in Warana is $570,000 for a house and $345,000 for a unit. For renters, the median price for a house is $445 per week and $340 per week for a unit.

While much of Warana real estate is considered beachside, glimpses of the ocean from the streets are rare, thanks to the wide foreshore reserve that separates the beach from Oceanic Drive – the long suburban road that runs parallel to Nicklin Way. Like Buddina, most of Warana’s original homes were humble three-bed, one-bath brick and tiles. These are slowly making way for larger dwellings, as residents renovate up and out.
Nicklin Way (and its four lanes of heavy traffic) run right through Warana – Super Amart, The Good Guys, and dozens of smaller retail and commercial complexes house hundreds of offices and retail shops on this busy stretch of road. On the south-western corner of Warna are warehouses, wholesalers and light industrial businesses. Dentists, vets, nursing homes, petrol stations, medical facilities and cafes are all there within the space of a few hundred metres. But a short walk east and the suburban streets are quiet, except for the sound of children playing and the waves breaking on Warana Beach.
